For 6 years now we have been espousing the virtues of tokenizing real world assets such as real estate. The market is now coming alive but in order to address the complexities of title transactions it means a shift is required within governments, regulators and registries. Most denying the opportunity to fractionalise at a granular asset level in order to create the promise of effective market liquidity.

Dubai Land Department is testing this now and has successfully tokenised two apartments so far with the investment being restricted to UAE Residents only for the time being. This is an exciting development as it not just involves the goldrush to tokenize the asset itself and in doing so fractionalise it, but also Dubai has enabled the digitisation of title too; an important requirement within the transactional process.
